What’s Really Happening in the DFW Real Estate Market?

If you’ve been wondering whether now is a good time to buy or sell a home in Dallas-Fort Worth, the answer is: it depends on your home, your neighborhood, and your goals.

As we head into fall 2026, the DFW real estate market is giving both buyers and sellers something we haven’t seen consistently in several years—room to negotiate.

Buyers Have More Leverage

Higher mortgage rates have slowed some buyer activity, and homes aren’t necessarily flying off the market the first weekend anymore. In September, the median DFW listing spent about 62 days on the market, while the median list price was approximately $422,000, slightly below last year. 

That slower pace can create opportunities for buyers to negotiate on price, closing costs, repairs or even a seller-paid rate buydown. But don’t mistake a slower market for a market where every seller is desperate to make a deal. The best homes—especially those that are updated, well located and priced correctly—can still attract attention quickly.

Sellers: Pricing Matters More Than Ever

For sellers, this is no longer the market where you can simply put a home on the MLS at an aspirational price and wait for buyers to show up.

Approximately 27% of DFW listings had a price reduction in September, making the initial pricing strategy especially important. Active inventory actually declined about 2.3% year-over-year, however, so buyers aren't suddenly swimming in unlimited choices. 

The homes that stand out are the ones that are priced strategically, prepared properly and marketed aggressively from day one.

So, Is It a Buyer’s Market or a Seller’s Market?

I’d call DFW a strategy market.

Buyers have opportunities that simply weren’t available during the frenzy of a few years ago. Sellers can absolutely still sell successfully, but expectations, presentation and pricing matter.

And most importantly, DFW isn’t one market. What’s happening with a $1.5 million home in Southlake can look very different from a $450,000 home in Keller, Grapevine or Northlake.

That’s why I always encourage my clients to look beyond the headlines. Real estate is hyperlocal—and the numbers that matter most are the ones happening in your neighborhood and your price point.
